Kits is one of my favorite neighborhoods in Vancouver. It is located just across the Burrard Street bridge from downtown. Kits has it all – single family homes, town-homes, and some newer and heritage apartment buildings. This area features one of the nicest and best looking beaches in the city, including a public outdoor swimming pool overlooking the ocean, tennis courts, the Watermark Restaurant.
The neighborhood is very walkable – with shops on 4th Avenue only ten minutes from the beach. “North of 4th is a very desirable place to be as you are closest to the water.
If you like a nice balance between quiet, beaches, yet close proximity to local shopping and only a few minutes from all that downtown has to offer – this is a great place to consider.
I lived in this neighborhood for three years, and loved the community feel, and the natural beauty of Kits.

As of 2006, Kitsilano has 40,595 people, a 2.5% increase from 2001. 12.6% of the population is under the age of 19; 45.3% is between 20 and 39; 33.1% is between 40 and 64; and 9.1% is 65 or older. 75.0% of Kitsilano residents speak English as a first language, 4.5% speak a Chinese language, and 3.2% speak French as a first language. The median household income is $53,455, and 21.3% of its population lives in low-income households.
